A man P purchased a land for ₹4,32,000 on the outskirts of a city. Due to some reason, its value depreciated at 25% per annum and he sold it to Q after 2 years. At this time, the city expanded and new projects of infrastructures started coming up. As a result of the expansion, there was an appreciation of real estate prices at the rate of 50%. What would be the value (in ₹) of the land after 2 years, from the time Q bought the land from P?

Explanation:

The Land's value depreciated at 25%,

So after 2 year,

The value from 42 = 16 unit becomes 33 = 9 unit

So, after two years of depreciation, the value of the land is = \(\frac{432000}{16}\) × 9 = 243000

Next two years the land's value appreciation is 50%, after 2 years

The value from 22 = 4 unit becomes 33 = 9 unit

So, after two years of appreciation, the value of the land is,

\(\frac{243000}{4}\) × 9 = ₹5,46,750
